Getting Your Rental Bond Back in NSW
When you move out of a rental property in NSW, your bond should be returned to you. Here's how the process works:
Standard Process
- Bond lodgement: Your landlord or agent must have lodged your bond with the NSW Fair Trading Rental Bond Board within 10 days of receiving it
- End of tenancy: When you leave, the landlord has 14 days to either return your bond or claim deductions
- No deductions: If there are no deductions, your bond is returned in full within 14 days
- With deductions: If the landlord claims deductions (for damage, unpaid rent, or cleaning), they must provide an itemised list with evidence
If Your Bond Isn't Returned
- Contact your landlord or agent in writing, requesting the bond and asking for an explanation if deductions were made
- Check the Fair Trading website to verify your bond was lodged correctly
- If the landlord won't respond or you disagree with deductions, you can apply to the NSW Civil and Administrative Tribunal (NCAT) for a bond dispute resolution
- NCAT applications are free and can be made online
Disputing Deductions
You can challenge deductions if you believe they're unfair or excessive. Common disputes include:
- Normal wear and tear being charged as damage

- Deductions for pre-existing damage
