Landlord Entry Notice Requirements in NSW
In New South Wales, landlords must give you at least 14 days' written notice before entering your rental property, except in emergencies.
When Landlords Can Enter
- Routine inspections: 14 days' notice required
- Repairs and maintenance: 14 days' notice required
- Showing the property to potential tenants: 14 days' notice required
- Emergencies: No notice needed (fire, flood, gas leak, or safety risk)
Important Rules
- Notice must be in writing (email, letter, or text message counts)
- Entry must be during reasonable hours (usually 8am–6pm on weekdays)
- Landlords cannot enter more than once every 3 months for routine inspections
- You have the right to be present during entry
- Landlords cannot use entry to harass or intimidate you
What to Do
If your landlord enters without proper notice or outside reasonable hours, you can:
- Document the date and time of entry
- Contact your landlord in writing to remind them of the rules
- Contact the NSW Rental Bond Board or Community Justice Centres for help
- Apply to the NSW Civil and Administrative Tribunal (NCAT) if the problem continues
