What is a Condition Report?

A condition report is a detailed written record of the condition of a rental property at the start of your tenancy. It documents the state of walls, floors, furniture, appliances, and other items in the property.

Do You Have to Fill One In?

Yes, you should complete a condition report. In New South Wales, landlords or agents are required to provide you with a condition report before you move in. You have the right to complete it and return it within 21 days.

Why It Matters

  • It protects you from being charged for damage you didn't cause
  • It creates evidence of the property's condition when you arrived
  • It helps resolve disputes about bond deductions when you leave
  • Without it, landlords cannot claim for pre-existing damage

What to Do

  • Take photos and videos of every room and item listed

  • Return the signed report within 21 days

If There's No Condition Report

If your landlord doesn't provide one, you can create your own with photos and send it to them. This still provides protection if disputes arise later.
